What is an ADU?

ADU stands for Accessory Dwelling Unit, which is a smaller, independent living space on the same lot as a main residence. ADUs can be detached, attached, or converted from existing space within the main residence. They are also known by many other names, including:
granny flat, in-law unit, backyard cottage, secondary unit, carriage house, coach house, and garage apartment. 
ADUs can be used for a variety of purposes, including: Rental housing, Providing living space for family members or caregivers, and Generating passive income. 
While ADUs can be a good option for adding housing and generating income, they can also come with some drawbacks, such as:
  • Zoning laws: Zoning laws vary by city, which can be confusing.
  • Cost: Building an ADU can be expensive, sometimes as much as buying a new home.
  • Property taxes: Building an ADU increases property taxes.
  • Red tape: ADUs can involve a lot of red tape and permitting.
  • Outdoor space: Building an ADU can reduce the amount of usable outdoor living space.
